About Us

We are an RIBA chartered architectural practice currently experiencing exponential growth in the residential design sector throughout the South East. Based in Erith, Kent we are one of the largest specialist home designers in the South East. We specialize in home extensions/conversions and new builds undertaking around 20 – 30  new projects per month ranging from £35k single storey extensions and loft conversions to £700k double storey luxury extensions and new builds.

We have an ambitious strategy for further growth across London and the South East and need to build our teams to facilitate this growth.

About You

We are looking for a particularly special kind of person to come on board with us at this exponential growth stage of our business. That person needs to have the aspiration and desire to go the extra mile and meet the demands of our home owner clients over several projects at any one time.

This would be a freelance role where you can work from home with fortnightly visits to our head office in Erith and can benefit from face to face dialogue and support from the rest of the design team and our resident full time Structural Engineer.

If you are an experienced residential Project Manager looking for a break-through opportunity that will be interesting, varied and challenging then this is the role for you. This is your chance to shine and set your management abilities loose on some of the amazing residential properties we work on.

Freelance rates are typically £3000/project. This includes all expenses. You can be appointed on as many projects as you can realistically handle ensuring the service you provide is at the standard expected. We currently undertake around 20 projects pa that require your project management services.

As a freelancer you would be appointed on a project by project basis with fixed fee and paid at the start and end of each project. Projects can typically be from 3 to 12 months. For projects more that 6 months we can agree a fee on a project by project basis. For the design and build projects we undertake further remuneration is available to you based on the end value of the project. Based on previous projects this can typically double the project management fee you get paid.

Key Responsibilities:

TENDER PHASE

  • Liaise with our home owner clients checking that the drawings we have produced represent everything they require Appoint our external PQS to produce the Schedule of Works Document based on our drawings Assess/amend the priced schedule of works document and forward to client Meet with client and amend schedule of works document as necessary Manage the process of getting tender returns from Builders and write recommendation report to client Complete and place contracts (normally JCT home owners contract) Provide budget advise for our designers on other projects

CONSTRUCTION PHASE

  • Meeting with clients and contractors on site, as necessary Manage client expectations and be the communicator between contractor and client Undertake fortnightly meetings and issue minutes Manage costs to ensure project delivered on time and to budget Ensure contractors meet expected quality standards Manage defects period and release of retentions General project management duties to ensure our construction projects are completed to client satisfaction Building Control Liaison and actioning of site inspection instructions Dealing with contractor/client detail queries

Key attributes: 

  • 4 years UK based project management experience Full Driving License allowing you to drive legally in the UK Knowledge of structural design aspects so you can instruct and understand information provided by our Structural Engineer Problem solving on yours and others projects. Understanding of construction costs. Effective team player and people manager Proficient with all aspects of MS Office programs including Word, Outlook and Excel. A working knowledge of UK Building Regulations
